After the full set of plans are complete; the PERMITTING process begins. There are different requirements based on where the property is located. Each city or county has a BIG checklist of documents that needs to be submitted for review. Full sets of plans, sub permit applications, contracts, surveys, energy calculations, roof specifications… the list is LONG!

Some jurisdictions require one set, some require two, some want folded plans, some want you to roll them up. (It would just be way too silly to have the same requirements across the board LOL!) Eventually you get the hang of it though and check the boxes pretty quickly.

My ADVICE to you:

Do not piecemeal your permit submittal. Take the time up front to gather all the required documents. Check and RECHECK your package, making sure all information is filled out accurately. Once you submit, the review process takes anywhere from 8-12, sometimes 16 weeks! You don’t want to waste your time getting back revision requests. That’s a recipe for a delayed start and an angry, I mean ANTSY client. (LOL!)

Helpful hint:

Make friends with the building department staff. Bring donuts. Stop by. Introduce yourself. Create a relationship because you’re going to be there A LOT. You’re going to call, A LOT. Make yourself available to discuss with them in person. A face to face conversation is always better than an email, especially when you’re trying to get your permit approved.

Get in there and answer their questions ASAP. Every day counts on your schedule.
