Over the next few weeks I’ll be sharing some insight on what I do as a Project Manager in the construction industry. I’ve been getting A TON of questions about it! I’ll break it down into a few categories and explain each aspect a little more.
The roles and responsibilities of a Project Manager on a new residential custom home vary from day to day due to the chronological schedule of the build.
What I do as a Project Manager in Construction >> PART ONE!
I begin attending meetings with the architect and client to review the preliminary set of drawings, focusing on the floor plans and exterior elevations. After several discussions regarding the client’s broad design ideas, the architect continues to develop the plans, adding building materials, lighting layouts and finish selections.
At this stage we’re able to get a “bid set” of drawings. The bid set allows us to give the client a rough estimate of the construction cost. *I REPEAT, a ROUGH estimate* (LOL).
It is important that we attend the architectural development meetings to present means and methods of construction that the client may not be aware of, providing design input or presenting cost savings options, which we call “value engineering”.
Three quick items I bring up right off the bat:
Measure your current bedrooms and increase the size. My clients ALWAYS come back and say they wished the bedrooms were a little bigger!
Think about where you’ll put up your Christmas tree and Christmas lights, add multiple outlets in those locations so you never are limited to décor locations.
Add USB outlets in places you typically charge your electronics.
We go back and forth several times with the plan mark ups and suggestions for the client. Eventually after three-four months (on average) the architect presents a 100% complete construction document package or what we call, “100% CDs”.
Then the fun starts … PREMITTING!
