THE WAIT IS FINALLY OVER & THE BIG NEWS IS HERE!

YES, I am fully aware that I have been telling you guys for SIX WEEKS that big news was coming. With a few hiccups along the way, you do not have to ‘STAY TUNED’ any longer! In true ‘VALCATCH fashion’ I decided to take on yet another project in my ‘free time’ but this one is totally different for me.

I officially can say after a semi-complicated closing process, I own my very first FLIP project & this absolute beauty of a home is pictured below.

A three-bedroom, two-bathroom single family home sits at 1,384 sqft and is ready for a MEGA make over. Featuring a spacious master bedroom en suite with a walk-in closet, two secondary bedrooms and a full bath with tub shower, this house will be move in ready in no time. An open floor plan kitchen with eat in breakfast nook looks over the family room and is just steps away from the French doors that lead you onto a private covered loggia with views of a big fenced in yard and a quiet waterway.

If you have been following me for a while, you know I have been a project manager for almost ten years, managing the build of new construction high-end residential homes, therefor, this is ALL NEW to me. But, I have decided to take on this ‘quick little flip’ after I happened to stumble upon it while I was out on my morning bike ride (more details on that later, ha).

Not sure what it means to FLIP A HOUSE? Dave Ramsey explained it perfectly.

House flipping is when someone purchases a house and then sells it for a profit. In order for a house to be considered a flip, it must be bought with the intention of quickly reselling. Usually a flip is listed between 3-8 months after initial purchase. In my case, I have given myself a goal of 3 months to complete all the renovations and list the property. With the right repairs and updates, I will be able to sell the home for a much higher price than what I purchased it for.

I’ll be the first to admit, although I may have managed over 100 million dollars’ worth of new construction, flipping a house is a completely different process.  Over the next 12 week(ends) you can find me knee deep in demo, design and … fingers crossed, a buyers’ down payment!

My ADVICE to you:

Stay organized and take it slow. I found myself extremely antsy through the closing process because I wanted to start demo ASAP. But, I found that slowing down and coming up with a game plan during the closing period actually helped my mobilization take off very smoothly.

Helpful hint:

You may find yourself more impulsive while under the influence of your morning workout endorphins. Explore with caution. LOL!
